Each project is thus conceived with opulence of facilities & amenities, some of which are basic necessities like electricity, water, stand-by power, lifts, fire, waste converter, sewage disposal plants, water treatment plant/RO plant, roads, parking etc. The other facilities are spread across the project with unique parks, swimming pool, club house, synthetic surfaced play courts, skating ring, amphitheatre, helipad, mini theatre room, jogging track, etc. The club houses are specially designed to cater to spacious gyms, yoga rooms, party halls, restaurants, clinics, crèche, salons, super markets etc. The signature tone of all Puravankara / Provident complexes as you all know, is the abundant open area and special features like water bodies, fountains and aesthetically laid out landscapes. We take pride in claiming that Puravankara has been a pioneer in conceiving wave pools in few of our residential projects.
The facilities constructed need not only to be commissioned by the specialist manufacturers & vendors, but also require professional handlers to competently run & maintain them on a daily basis. The Company having created the facilities and amenities, undertakes the responsibility of running them initially for the benefit of the owners who move in, and have not yet formed an Owners’ Association. The Company engages professional concierge service providers for end-to-end facility management like security, housekeeping, essential services, technical support, etc. The firms under an experienced Property Manager, run the facilities on 24x7 basis with qualified teams. The Help Desk and the round-the-clock staff ensure that the complex is trouble free at all times, and the concerns of the residents are attended to promptly. Besides the facilities and amenities created in the complex as mentioned above, the Company also arranges for other allied services like cable TV, internet, car wash, milk man, newspaper, waste disposal agency, pest control, etc. The Company makes a conscious effort to keep the maintenance costs low by keeping a check on the expenditure and the number of FM staff employed to the minimum.
The expenditure incurred on running these facilities is shared by all the owners as per the Super Built up Area of their apartments. The Company equally shares the expenses for the unsold apartments. The expenses are debited from the advance maintenance fund of each owner and the maintenance statements are shared with them periodically. Once a sizeable number of owners have moved in, the Company initiates the formation of the Owners’ Association. The Association then takes over the management of the complex from the Company and runs it as per the mandate of all the other owners.
The smooth transition to the Owners Association is just one among the several after sale services that our teams are dedicated to, as we believe our home owners continue to be members of the Purva Family.
